A Regenerative Business Incubator Downtown
What does it look like if you take the power and cohesion of traditional tech incubators and apply them to non-profits and social benefit corporations? We plan to do just this with Co-Create; connecting finance with good ideas and giving 2-3 start-ups free business coaching within a cohort of 10-12 thriving business entrepreneurs, teachers, and community activators.
How it works:

We start with a 3,000 sq ft collaborative classroom and workspace.

1,000 sqft of this is dedicated to open co-work, silent meditation, contemplation, and private meeting spaces. This area is public and useable to everyone, and with Soft Medicine Sanctuary nearby, it's a perfect juxtaposition to the busy thriving village energy there but offers a silent space of refuge within the building to work and meditate in peace.

Another 1,500 sqft is then dedicated to the private co-lab area in the middle of the building, called The Hive. Within this invite-only space, the 12 stewards work with 2-3 hand-picked start-ups to help them uplevel and build out their dream reality for their business. These companies have 6-16 months with us at which point they graduate and move on to become profitable and socially just companies that get to share their work in the local and global community.

During their tenancy here, we connect them with funding, social capital, modeled healthy lifestyles, good food, business coaches, positive role models, and a supportive cultural environment within the hive community itself, The HUB HQ and Sebastopol at large. All this is offered to them free of charge for the length of their start-up phase.

The back of the 3,000 sqft space is dedicated to two things:

A media lab with state-of-the-art audio and video equipment that can be rented by the public or used to live record concerts, workshops, and classes in the soft medicine live rooms. Albums can be mastered here, classes can be mixed down into sellable content and IG/Social ads can be created for start-ups.

Stewards Vs. Start-Ups
This whole vision of Co-Create is built on the backs of a thriving group of stewards. People who have done well in business and offer a diverse array of skills and experience in the world of start-up capital. This stewardship group is made up of: architects, designers, artists, crypto moguls, restauranteurs, financial advisors, and business optimizers. These people pay in monthly to keep the incubator running and use the Hive as a living embodiment of their ideal work involvement. They have the ability to host their own business meetings here and use the space for official business while they also actively engage with our rotating cohort of start-up businesses to coach and steer them in the right direction. The stewardship is organic and bi-directional, and everyone benefits, as the focus is on community impact, and the economy is based on gifting time. The evolution is organic.

Who owns co-create? We are a non-profit working under the Living Earth Land Trust and aim to be our own 501(c)3 organization by 2025 once our core team is formed and operating in the building.
